Go downstairs during the next hard rain and note three things: where water shows up first, whether it runs or seeps, and whether it stops when the rain stops. That is most of the diagnosis, and it costs nothing.
It matters because the four repairs on this site differ in price by a factor of thirty. Water arriving at one corner an hour into a storm is a gutter problem — a few hundred dollars. Water rising through the floor slab two days after the rain ended is groundwater under pressure, and that is a perimeter drainage system. The stone problem, which is specific to here
Around 50 percent of this city's housing stock predates 1939. The Stockade alone holds more than four hundred homes over two centuries old — the highest concentration of period houses anywhere in the United States — and the GE Realty Plot went up between 1887 and 1939 for the engineers who made this the Electric City. Union College's surrounds, Central Park, Bellevue, Mont Pleasant: block after block of houses older than the concept of a footing drain.
What sits under them is fieldstone rubble or early hollow block, laid up with lime mortar directly on soil. There is frequently no footing worth the name, no exterior damp-proofing, and no drainage of any kind. These walls were engineered to breathe. A cellar was for coal, root vegetables and a cistern, and nobody minded if the floor went damp in March.
Then the twentieth century finished them. Carpet, drywall, a furnace, a water heater, a laundry, sometimes a bedroom — all installed on a floor designed to be occasionally wet. That mismatch, more than any single defect, is what we are usually hired to resolve. And it's why a contractor who quotes your 1890 rubble wall the same way they'd quote a 1978 poured wall in Clifton Park is going to be wrong about both the method and the number. The river problem, which is also specific to here
The Mohawk does something in Schenectady that it doesn't do in most places: it jams. Broken sheet ice locks against bridge piers and narrow reaches, water backs up behind the obstruction, and the river rises without a drop of new rain. Researchers who have studied the record put roughly 80 percent of historic Mohawk flooding in Schenectady down to winter snowmelt and ice rather than summer storms.
The consequences are well documented. The January 1996 jam pushed the river to an 18-foot stage and filled Stockade basements and first floors with water and mud. Jams recurred in 2007, and the 2018 event — a broken sheet running some twelve miles — threatened the neighborhood for the better part of a month and prompted evacuations. The city has since run a FEMA-funded mitigation study, and the USGS now maintains gages and a webcam on the reach specifically to give emergency managers warning.
This matters commercially, and we'd rather be blunt about it: waterproofing does not stop a flooding river. If your water arrives fast and muddy while the Mohawk is up, a perimeter drain is the wrong purchase and we will tell you so. What genuinely helps in that situation is a different list — elevating mechanicals, backflow prevention, flood insurance, and a pump sized for afterward. What we won't sell you
- Waterproof paint as a repair. Against active hydrostatic pressure it blisters off in sheets, usually inside two years. It's a finish for a wall that's already been drained, not a fix.
- Crack injection on a rubble wall. Injection assumes a solid wall with a defined crack. A fieldstone wall is neither. Resin pumped into it mostly disappears.
- A perimeter system when your gutters are the cause. Downspouts get corrected first, then we see what's left. Sometimes nothing is.
- Drainage against a wall that's actively moving. Cutting the floor at the base of a bowing wall before stabilizing it makes the structural problem worse, not better.
- A guarantee against the Mohawk. No system sold by anyone holds back a flooding river, and any warranty implying otherwise won't survive contact with the exclusions page.
And the trade-off nobody volunteers: an interior drainage system manages water, it does not stop water reaching the wall. On stone and block, the wall stays damp. If you want it dry to the touch because you intend to finish the space properly, that's exterior work at two to three times the cost. Worth knowing before you compare two quotes that look wildly different.
Questions we get constantly
My house is from the 1890s and the basement has always been damp. Is that just how it is?
Partly, and that's the honest answer. A rubble wall will never behave like a poured one, and anyone promising you a bone-dry 1890s cellar is overselling. What is entirely achievable is a dry floor, controlled humidity, and a wall that isn't actively deteriorating. That's a different and more realistic goal, and it's usually reached with drainage and repointing rather than anything dramatic.
Does a wet basement kill a sale in this market?
It costs you leverage rather than the sale. Inspectors here open every basement expecting old masonry, so the finding surprises nobody. What moves the number is uncertainty — a buyer who doesn't know what they're looking at prices in the worst case. A documented repair with a transferable warranty removes that discount almost entirely.
Can you work through the winter?
Interior work, yes, all winter, and January through March is genuinely a good time to book it because the schedule is open. Exterior excavation stops once the ground freezes hard, roughly December to March. Given that our worst water arrives with the thaw, getting interior work done in midwinter is well timed rather than awkward.
Is groundwater covered by homeowners insurance?
Effectively never. Standard policies exclude seepage and hydrostatic pressure. Sudden failures like a burst supply line usually are covered. Anything involving the river needs separate flood insurance, which is a live question for a meaningful number of properties in this county. Read your own declarations page rather than trusting a summary — including this one.
